South Australia property research
Adelaide Property Analysis Tools Compared (2026)
Six tools that help you research property in Adelaide and South Australia: what each one is good at, what it costs, and which fits a developer, an investor or a home buyer.
Disclosure: I built Property Intelligence Agent (PropScan), one of the six tools compared here. I've tried to say plainly where the others are stronger.
How we checked: on 21 October 2026 we read each provider's public product and pricing pages and recorded only the features they describe. We did not sign up for paid tiers. Each tool's name below links to the page we used.
Short answer
For free buyer due diligence on one Adelaide address, SA Property Central covers the most ground. For national suburb selection, HtAG Analytics is the deepest. For SA title and sales history, Property Edge draws on Land Services SA records. For development feasibility and 3D design, Archistar leads.
Property Intelligence Agent (PropScan) is a free South Australian tool that fills a narrower gap: it measures frontage, corner blocks, subdivision and granny flat potential for each SA parcel, then lets you use those as filters on live listings and daily email alerts.

What makes Property Intelligence Agent different
Most tools stop at the suburb or show a single address. Property Intelligence Agent works at the parcel level, then turns those parcel facts into search filters.
- Street frontage, measured from the parcel boundary rather than read from a listing.
- Corner blocks, detected from parcel geometry. Corners often allow a second street-facing dwelling.
- Subdivision potential, checked against minimum lot sizes and frontages in the SA Planning and Design Code, including site-specific variations.
- Granny flat space, found by mapping open land beside the main house from parcel and building footprints.
- Zoning, read from SA planning data, with overlays that may limit subdivision called out.
- Capital and rental growth for the suburb, with a confidence badge when sales are thin.
These are screening indicators, not planning approval. They tell you which blocks are worth a closer look; a planner, surveyor or council confirms what you can actually build.
Worked example: one Adelaide block, parcel by parcel
A suburb-level tool would tell you that Salisbury's median house price is $794,000, up 16.9% over 12 months, with a 3.6% rental yield. That's useful, but it doesn't tell you whether this block can take more homes. The parcel analysis does:
| Check | Result | Where it comes from |
|---|---|---|
| Land size | 809 m² | Parcel boundary |
| Street frontage | 42.2 m, plus 17.3 m on the side street | Measured from the parcel boundary |
| Corner block | Yes, two street frontages | Parcel geometry |
| Zone | General Neighbourhood | SA Planning and Design Code (2026.17) |
| Minimum lot | Detached 300 m² and 9 m frontage · Row 250 m² and 7 m | Zone table in the Code |
| Subdivision | Three row dwellings side by side, or two detached homes | Lot size and frontage against the minimums |
| Subdivide and keep the house | Yes, about 222 m² free for a new lot | Parcel minus the 212 m² house footprint |
| Granny flat ready | Yes, about 212 m² of buildable space | Free Space Assessment |
| Slope | Flat, under 0.1 m fall, no retaining needed | SRTM 30 m elevation data |
| Regulated trees | Not in the overlay; 5+ trees visible on satellite | Location SA tree overlay + imagery |
| Services | Water mains and gravity sewer within 200 m | SA Water and SAPN network data |
| Recent comparable sale | 5 Wiggins Avenue, 808 m², $751,000 (Sept 2026) | Sold listings, last 6 months |
What it flags for a professional to check:
- Flooding overlay (General). Finished floor levels and siting requirements apply to any new dwelling.
- Deemed-to-satisfy limits. A straightforward land division needs a slope under 12.5% and no regulated trees within 20 m. This site is flat, but the trees should be confirmed on site.
- Trees beside the house. Five or more mature trees sit close to the dwelling. They may shape where a second home can go.
The takeaway: the suburb figures say Salisbury is growing. The parcel analysis says this corner block meets the lot size and frontage for three row dwellings, sits on flat ground, and has one overlay to resolve first. That's the gap between researching a suburb and finding a block.
Those same checks drive three ways to search:
1. Analyse one address
Enter any SA address for a report across three lenses: Develop, Invest and Home. Deeper checks for topography, significant trees and utility infrastructure load on demand.
2. Search listings on the market now
Pick up to five suburbs, set price, land size, frontage, zone, corner, granny flat and subdivide-and-keep filters, and the search measures every current listing live. It takes a minute or two because nothing is pre-cached.
3. Get daily alerts
Draw an area or tick every SA suburb, set the same filters, and new matching listings arrive by email each morning. There's no suburb cap. National coverage is planned.

Frequently asked questions
What is the best free property analysis tool in Adelaide?
It depends on the job. SA Property Central covers the widest range of free buyer checks. Property Intelligence Agent is free and focuses on development signals, frontage, corner blocks, subdivision and granny flat potential, and can filter live listings and alerts by them.
How can I find subdividable blocks for sale in Adelaide?
Use a tool that checks each listing against its zone's minimum allotment size and frontage. Property Intelligence Agent searches current listings across up to five suburbs with a "subdivide and keep the house" filter, or sends a daily alert across any number of SA suburbs.
Can I check whether a block has room for a granny flat?
Yes. Property Intelligence Agent's Free Space Assessment maps open land beside the main house and flags blocks that look granny flat ready. Treat it as a first screen and confirm with a planner or builder.
Can a property analysis tool confirm subdivision approval?
No. All of them, including PropScan, are screening and research aids. Confirm zoning and subdivision with a registered planner, and value with a licensed valuer, before you commit.
